(XHRI 0001) The Politics of Development
- Urban Infill in a Suburban Culture

Through lectures, assigned readings and case studies, this course will discuss the demographic market, economic and political considerations facing today’s southern California private and public sector development community. Balancing profitability, consumer demand, local government regulation, infrastructure requirements, public service delivery with the ever increasing expectations of established communities takes more due diligence and pre-planning than ever before. This course will review these pre-planning issues and serve as the basis for the feasibility component of the development due-diligence process. Urban in-fill will be specifically discussed in the context of higher density mixed-use development in suburban environments. 1.5 CEUs. $595.00

- Going Vertical in a Horizontal Environment

Through lectures, assigned readings and case studies, this course provides a review of the regulatory framework, financial incentives, policies and tools involved in developing comprehensive public/private real estate development partnerships. Site specific development will more heavily depend on the interrelationship of residential product type, density, commercial amenities, public facilities, educational systems, and access to convenient transportation/transit facilities. Particular emphasis will be on mixed-use and/or high-density development proposals. 1.5 CEUs. $595.00

Panel Discussion with Leaders of Sustainable Design

While modern concepts of sustainability have been around since the early 1950s, it was during the 1960s that issues of sustainability gained greater acceptance as part of the emerging environmental movement. Over the past forty years the building industry and environmental community have often been at odds with one another. Today major businesses are embracing the concepts of sustainable development, not just for the environmental benefits, but for the economic benefits as well. Business Planning for Real Estate Professionals

The real estate industry is subject to huge swings in economic conditions, regulatory involvement, and social and technological forces. For real estate firms to sustain success in such a dynamic environment, they need to ensure that they are operating with a robust business plan that ensures that all people in the firm are working toward the same goals. In addition to agreement on and clarity about the firm's goals, real estate firms need to ensure that action plans are coordinated and that progress at attaining objectives is periodically measured so corrective steps can be undertaken. Besides presenting information on why some firms' planning efforts fail, this course will present information on "best practices" in business planning. Additionally, each attendee will participate in producing a business plan for his or her part of their real estate firm under the individual tutelage of the two instructors--each attendee will leave this course with a viable business plan and sound scientific knowledge on how to plan for success. 1 CEU. $595.00

Dubai, United Arab Emirates: A case study


Dubai is the fastest growing city in the world. This course will study the history of Dubai, the rapid growth of Dubai with an emphasis on the projects being built. We will study the rationale for the projects being built and the confluence of unlimited money and limited regulation. We will study who is funding, buying renting or using the properties. We will speculate on whether Dubai’s bubble will burst. The course will study the new laws that allow land ownership (2006) contrasted to US laws. We will also have a discussion on the role of moderate Islam in the development of Dubai. 1.5 CEUs. $595.00
